In Pino – situated in an idyllic and tranquil location that, despite its distance from the city center, offers breathtaking views directly overlooking Lake Maggiore – stands a residential complex known as *Casa Roccia*, comprising a total of 10 apartments.
The building itself is located approximately 1.5 km from two beaches, which are equipped with restaurants, kiosks, and a tennis court – a place where you can also take surfing lessons. The historic center of Pino is easily accessible on foot, though it does not feature extensive or diverse commercial amenities. However, there is a local grocery store offering products ideal for a morning breakfast or various snacks. Furthermore, stretching out above the village are vast, magnificent forests, easily accessible via scenic trails; these are perfect for hiking enthusiasts or anyone wishing to stay fit amidst lush flora.

This charming and modern two-room apartment – spanning approximately 50 m² of living space plus a 30 m² terrace – is situated on the ground floor of *Casa Roccia*. Thanks to its beautiful, private terrace (built directly at the water’s edge and completely shielded from outside view), the unit offers magnificent views of Lake Maggiore. The terrace is furnished with a dining table and chairs, awnings, and sun loungers.
The apartment consists of a bright, modern living room—furnished with a comfortable sofa and a small yet functional kitchenette—as well as a luxurious bathroom and a spacious bedroom.
The property also features Wi-Fi connectivity, satellite television, a washing machine, and a private parking space.
Guests must go to the office at Via G. Mameli n. 6 in Germignaga (VA) 21010 to collect their keys, provide their personal details, and pay the deposit and any extra services (payment by CASH only).
The municipality of Luino requires the additional payment of a tourist tax of €1.50 per person per night. Check-in is allowed from 4 p.m. to 6 p.m. on the day of booking. Please notify us in good time of any delays.
BED/BATH LINEN RENTAL:
The bed and/or bath linen package is not included in the rental price. It is possible to rent them at the customer's discretion, paying an extra cost of €12 per person for bed linen and €8 for bath linen.
High chairs and cots for children can also be rented, if the flat does not have them, for £3 per day each.
Customers who wish to rent the linen/high chair/cot package must notify the agency no later than 4 days before arrival.
CHECK-OUT REGULATIONS:
customers must establish a departure time upon arrival, or communicate it within 2 days of departure. Check-outs are allowed from 7.30 am to 10.00 am on the day of departure. Check-out takes place at the property, following an inspection of the house, for the return of the deposit.
The deposit (partial or total) may be retained in the event of damage, failure to comply with waste disposal rules, or failure to leave the property in a tidy condition.
For guests who wish to check out early at 8:00 a.m., the agency reserves the right to retain the deposit, which will be refunded by bank transfer once the property has been checked.
WASTE DISPOSAL REGULATIONS:
Guests are responsible for disposing of their own waste.
All information on proper waste management will be provided at check-in.
Any waste remaining at check-out may result in the partial or total retention of the deposit.
