In an idyllic and peaceful location in Pino, characterised by a breathtaking panoramic view directly over Lake Maggiore, lies the residential complex Casa Roccia, consisting of ten apartments and surrounded by a beautiful natural environment.
Despite its quiet and secluded position away from busy urban areas, the residence allows guests to easily reach several attractions in the surrounding area. The building is located approximately 1.5 km from two beaches equipped with restaurants, kiosks, a tennis court, and the possibility of taking surfing lessons. The historic centre of Pino can also be reached on foot and, while preserving the charm of a small peaceful village, offers essential services including a local grocery shop, ideal for purchasing breakfast products or small snacks.
The surrounding area is also characterised by large wooded areas overlooking the village, easily accessible through scenic trails, perfect for hiking enthusiasts and anyone wishing to enjoy nature while staying active.
Within this residence, we currently offer one apartment.
This charming and modern one-bedroom apartment, with an interior surface area of approximately 50 m² and a beautiful private terrace of around 30 m², is located on the ground floor of Casa Roccia. The highlight of the property is undoubtedly the large panoramic terrace, built directly at water level and completely private, offering a magnificent view of Lake Maggiore. The outdoor area is furnished with a dining table and chairs, sun awnings, and comfortable sun loungers.
The bright and modern interiors consist of a welcoming living room with a comfortable sofa and a small but functional kitchenette, an elegant bathroom, and a spacious double bedroom.
The apartment is also equipped with Wi-Fi connection, TV, washing machine, and private parking space.
Guests must go to the office at Via G. Mameli n. 6 in Germignaga (VA) 21010 to collect their keys, provide their personal details, and pay the deposit and any extra services (payment by CASH only).
The municipality of Luino requires the additional payment of a tourist tax of €1.50 per person per night. Check-in is allowed from 2 p.m. to 6 p.m. on the day of booking. Please notify us in good time of any delays.
BED/BATH LINEN RENTAL:
The bed and/or bath linen package is not included in the rental price. It is possible to rent them at the customer's discretion, paying an extra cost of €12 per person for bed linen and €8 for bath linen.
High chairs and cots for children can also be rented, if the flat does not have them, for £3 per day each.
Customers who wish to rent the linen/high chair/cot package must notify the agency no later than 4 days before arrival.
CHECK-OUT REGULATIONS:
customers must establish a departure time upon arrival, or communicate it within 2 days of departure. Check-outs are allowed from 7.30 am to 10.00 am on the day of departure. Check-out takes place at the property, following an inspection of the house, for the return of the deposit.
The deposit (partial or total) may be retained in the event of damage, failure to comply with waste disposal rules, or failure to leave the property in a tidy condition.
For guests who wish to check out early at 8:00 a.m., the agency reserves the right to retain the deposit, which will be refunded by bank transfer once the property has been checked.
WASTE DISPOSAL REGULATIONS:
Guests are responsible for disposing of their own waste.
All information on proper waste management will be provided at check-in.
Any waste remaining at check-out may result in the partial or total retention of the deposit.
